Essence On Darmawangsa

Occupying approximately 5.3 hectares on Jl Darmawangsa in South Jakarta this project consists of three apartment (two towers each), a five star hotel, and exclusive townhouses (details for town houses are below).

Developed by PT Selaras Utama Mandiri, this project segmentation is well to Upper middle to Upper class this is seen largely by their consultants and designers which employs internationally acclaimed consultants such as peddle Thorp International Architects, EDAW Gillespies landscaping, and Hirsch Bedner Associates interior designs.
The three apartment towers are called Eminence, South & North Tower each consisting of two towers them-selves. The price range of the Eminence is between Rp 12.5 million/sqm to Rp 14.4 million/sqm with two bedrooms sized ranging from 65sqm, 72sqm, 83sqm, and 100sqm whilst there are two type of three bedrooms sized at 136sqm and 139sqm. A four bedroom type at a semigross area of 168sqm is also available. The Eminence itself is targeted at an upper middle to upper class. It has a more simplified design and without any private lifts. The Eminence alleged take up is over 90 % for both towers.

The South & North Tower is targeted for a higher class ranging from middle upper to upper upper class. This is shown by the price range of Rp 15.1 million/ sq m to Rp 17.3 million/ sq m and has the feature of private lifts for all their units and there are only three bedrooms and four bedrooms type that are available for these towers. The three bedrooms are sized at 163sqm, 166sqm, 177sqm and 185sqm whereas the four bedrooms type is at a size of 269sqm.

The Service charge for both projects is US$ 2/sq m / month rated @ Rp 6,500 per dollar for the first year.

Their key design for the private lift towers is that the condominiums would have two kitchens, a clean kitchen area for the tenant and a standard kitchen area for the servant.

Another key feature for this project is that master concept wise they adopt an 80% landscape and 20% building area rule which makes it an exclusive residential area and has a luxurious feel to the complex.

Nirvana Kemang

Developed by PT Asiana Lintas Ciptakemang part of the Asiana Lintas Development (A/L Dev.) owned by Ms Loemongga Haoemasan (daughter in law of Mr. Ginandjar Kartasasmita) residing on a land of approximately 3,680 sq m. This Project consists of a 14 floor high tower with a total of 56 units all with three bedrooms with sizes ranging from 189sqm, 198sqm, 303sqm, 308sqm, 312sqm and price ranging from Rp 13.8 million per sq m to Rp 15.7 million per sqm.The Penthouses has two typical one on the Ground Floor and another on the top of the building. The ones on the ground are sized at 293sqm and 455sqm priced at Rp 15.5 million per sqm and Rp 15.4 per sqm respectfully. Whilst the ones on the top are sized at 353sqm, 363sqm, 586sqm and 595sqm priced at an average of Rp 14 million per sqm. The project which has started ground breaking in December 2006 is estimated to cost between Rp 100 billion to Rp 130 billion and it is targeted for handover by April 2008.Since starting its pre launch marketing on October 6th 2006 out of allegedly over 70% of the units offered are sold.

One of its key features is in the design, by which on certain units it would have a Swimming pool or garden on the balcony making the apartment appeals as a “town house” in the clouds prospective. Another selling point is that the condominiums are all facing the kemang raya street.

Marbella Kemang Residence

Located in The Jl Bangka – Kemang South Jakarta, developed by PT Pacific Varia Bersama which is a member of Pudjiadji Prestige Group. Occupying a land area of about 1 ha the middle to upper middle segment project consists of two towers with 517 units. Tower A with an estimated building area of + 17,000sqm and tower B is + 24,000sqm. The Price Range starts from Rp 8.6 million per sqm to Rp 10.8 million per sqm. Tower A has 1 bedrooms sizes (semi gross) varying from 31.23sqm, 35.22sqm and 37.12sqm a two bedrooms size of 66.37sqm and two types of three bedrooms at the size of 116.23 sqm and 112.88sqm. It is said to be fully Sold and Tower B that has more varieties in terms of semi gross sizes. Four types of one bedroom sizes ranging from 35.33sqm, 35.38sqm, 33.63sqm, 34.45sqm, 37sqm, 33.63sqm. Pakubuwono Residence

Developed by Agung Podomoro Group (APG) This High-End Project is currently considered the strongest condominium residential in the South Jakarta area with an over 90% tenancy. Allegedly there are 6 units left out of 640 units located on the second & third floor with 3 bedrooms units at a typical gross size of 294sqm priced at Rp 5.22 billion to Rp 5.24 billion. The Average price per meter is at Rp 17.7 million/sqm
One of the reason it is considered the strongest is due to its secondary lease price. The Lease Price range is US$ 2750 to US$ 3000 for two bedrooms condominium with a typical gross size of 208sqm and US$ 3000 to US$ 3250 for three bedrooms fully furnished. Those prices are high considering they are not serviced condominiums.

After the success of Pakubuwono Residence, APG is gearing up an expansion with another project called The View and then afterwards with The Pakubuwono Signature.
The View will be constructed on a 14,309 square meter land with a total building GFA of approximately 96,029 square meter. Construction phase is targeted to start on April 2008 and will finish by June 2010.
The View will consist of two towers 35 and 32 storeys high each and has a total of 382 apartment units with sizes ranging between 140 - 180 square meters and priced between Rp2.5 billion to Rp3.5 billion (US$272,000 - US$381,000). Allegedly out of the 382 units about 120 units have been sold or commited.

Senayan Residence

Occupying a land area of 1.8 ha the Senayan Residence is an upper-class residential apartment that consists of 3 towers each with buildings area of + 35,000 sq m and developed by Agung Sedayu Group. The first two towers are + 97% sold out of 130 units for each tower although occupancy is only about 90% of the sold units. Currently the third tower was launched in February 2007 and scheduled to finish building by July 2007 and Handover by August 2007. The third tower consists of roughly 146 units consisting of 10 units of 1 bedroom unit, 20 units of 2 bedrooms unit, 3 units of penthouse and 113 units of 3 bedrooms unit. Currently the sales for this tower is quite encouraging, the 1 & 2 br units are sold out and out of 113 units of the 3 br units 50% are sold.
Tower 3, the cash price/sqm for 1 bedroom unit with a gross area of 98sqm is from Rp 10.6 million/sqm and escalates by + 0.7% per floor up to the 11th floor, for 2 br units with a gross area of 120sqm is Rp 11.2 million/sq m that escalates by + 0.66% per floor up to 11th floor, for 3 bedrooms the size of 184sqm is Rp 11.8 million and escalates by + 0.8% per floor, The Penthouse price is between Rp 12.1 million/sqm for a typical size of 660 sqm to Rp 13.3 million/sq m with size at 714sqm.
