THE LAVANDE

The Lavende is developed on a 1.1ha land near Sahid University on Jl Supomo within the Pancoran area. This project is a joint venture between Synthesis Asset Management the developer of Casablanca Mansion and Agung Podomoro. This is their second endeavor together after Plaza Semanggi.

The project consists of two building towers that is divided into 3 sectons, which are called Pink Tower A, Pink Tower B and Purple Tower B. The total building GFA is approx. 70,000sqm with a total of 727 units that comprises of 232 three bed rooms units as well as 390 units of two bed rooms and 105 units of one bedroom & studio. the 3BR units are located within the Pink Tower A & B, whereas the 2BR, 1BR and studio units are within the Purple Tower C.

3BR sizes are ranged at 82.9 - 88.1 sqm with an approximately average price of Rp 12 million per sqm. 2BR sizes are ranged at 53.8 - 64.3 sqm with an approximately average price of Rp 11 million per sqm. 1 BR sizes are ranged at 34.2 - 51.35 sqm and averaged priced at approximately 12 million per sqm. The Studio type sizes are ranged at 30.4 - 33.5 sqmwith an average price of approximately Rp 11.5 million per sqm.

Complete with facilities such as swimming pool, Massage Pool, Children Playground, Kids Pool, Pool Deck, Gazebo, Fitness center, ATMs, Mini Market, Cafe & Restaurants and Beauty Salon, The Lavande offers a private and modern residence within the city.

Allegedly the project is 55% sold
The Lavande being the first of its kind being developed on this location and surrounding area has an advantage of having a head start similar to the Taman Rasuna and Setiabudi Residence developments. Launched in 2007, although this project is within the city, it is still well off from the CBD that may be the only reason why this project hasn't yet taken off in terms off sales.

REGATTA, THE ICON

Regatta The Icon is an exclusive residential project with an oceanic theme and waterfront living concept on the fringe of the Jakarta’s peninsula developed by Badan Kerjasama Mutiara Buana, which is a Joint Venture company between Intiland Development and PT Global Ekabuana.

Located in Pantai Mutiara Indah which is a well-known elite and posh area in North Jakarta, Regatta the Icon once completed will span over an 11 hectares land and include a development of a hotel tower, 10 apartments tower, an aqua park and two serviced apartments making it the largest waterfront residential in Indonesia and possibly the most luxurious. Designed by Tom Wright, Director of Design and Engineering Solutions from WS Atkins Consultant, which is an internationally acclaimed architect and technical design consultant that also designed Burj Al Arab in Dubai.

The first stage of development of four apartment towers that was launched in September 2006 is on a 2.54 hectares land out of the total 11 hectares, they are Dubai, Monte Carlo, Miami and Rio de Janeiro towers. Currently The Dubai and Monte Carlo towers are about 70 - 80% completed with the Monte Carlo Tower being Fully Sold out.

The 10 towers consist of 2 penthouse units sized at 450sqm as well as 90 apartment units each. The apartment typical units sizes are 243 sqm with an Ocean View and 206 sqm with the Aqua Park View that spans over 24 floors.

Priced ranged at Rp16.5 million to Rp22 million depending on the floor location, The Regatta pampers buyers and prospective residents with high quality materials such as Imported marbles for the unit’s living-room & the Clean Kitchen area and even imported ceramics for the unit’s bathrooms.

SETIABUDI RESIDENCE

Located in Setiabudi near Rasuna Said Road, the apartment is in the proximity of The CBD and accessible through Sudirman, Kuningan and Gatot Subroto. The apartment is constructed in an approximately 0.2ha land which is a part of + 1.5ha mix-development by PT JSI(Jakarta Setiabudi International)that consists of Setiabudi 1 & 2 retail and office complex, Setiabudi Complex (offices), Town Houses and upcoming Setiabudi Office Tower just in front of the apartment complex.

The approx. 38,000sqm building is divided into two towers, one tower for private lifts and a higher segmented market whilst the other tower is for common lifts apartments. Out of the total 300 units offered the apartments are 90% sold out (in which all 144 2BR units are sold) and allegedly all of the sold units are occupied.

The common Lift Tower consists of typical units with 2BR (Bed Rooms) units gross sized at 82, 83, 85 and 99 sqm, which is currently sold out, was priced at a range of Rp 11.5 million - Rp 13 million per sqm accordingly to the unit's size and floor and the 3BR units in this tower is gross sized at 141 sqm and priced at a range Rp 13 milion to 14.5 million accordingly to each unit's floor location.
Whereas the private lift tower units are gross sized at 142sqm and 147sqm is priced at a range of Rp 13.5 million to Rp16 million per sqm again accordingly to the unit's sizes and floor location.

The reason that this apartment project is doing really well is due to its Strategic Location, which is smack dab in the midst of its "Yuppies" target segment. The Reputation of JSI as a Developer being well known especially in the CBD counts as another factor plus
having a head start in apartments project that caters to this segment within the area other than the Taman Rasuna project certainly didn't hurt at all.

The Grove at Rasuna Epicentrum

Located in Rasuna, Kuningan this condominium is part of a mix development by PT Bakrieland Development, which occupies a land area of 44.7 hectares. The development itself is targeted to spread through 10 to 15 years. Currently they have developed and are developing 21 hectares of the whole projected area. The Grove will be part of the 12 hectares of development within the next three years along with their office towers, malls.
The Grove itself consists of 3 towers, 2 towers for residence and one tower for serviced apartments. Built on a 1.3 hectares land with a gross building area of 120,000 sq m and roughly around 75,000 sq m of saleable area, this project just had its groundbreaking ceremony on March 21st 2007 and is scheduled for hand over in mid of 2009.
Their features divide the two residential towers. The first tower offers the luxury of a private lift whilst the other uses a common elevator. The average price range for the first tower is between Rp 15 million per sqm to Rp 19 million per sqm with two bedrooms sizes at 83.43sqm and 105sqm as well as a three bedrooms type sized at 176.38sqm and 147.29sqm (two floors). The price for the second tower ranges from Rp 14 million/sqm to Rp 17 million/sqm with two bedrooms sized at 86.64sqm and three bedrooms sized at 127.29sqm. Allegedly this project has sold out up to over 70%

Located in the heart of Kuningan and CBD triangle, this projects looks to be promising mainly because of its mix development, making it a residential town within the city as a multi complex residence. As they are building office towers as well as the surrounding area is mainly office their target would be most likely the higher class of Professionals within the area.

Essence On Darmawangsa

Occupying approximately 5.3 hectares on Jl Darmawangsa in South Jakarta this project consists of three apartment (two towers each), a five star hotel, and exclusive townhouses (details for town houses are below).

Developed by PT Selaras Utama Mandiri, this project segmentation is well to Upper middle to Upper class this is seen largely by their consultants and designers which employs internationally acclaimed consultants such as peddle Thorp International Architects, EDAW Gillespies landscaping, and Hirsch Bedner Associates interior designs.
The three apartment towers are called Eminence, South & North Tower each consisting of two towers them-selves. The price range of the Eminence is between Rp 12.5 million/sqm to Rp 14.4 million/sqm with two bedrooms sized ranging from 65sqm, 72sqm, 83sqm, and 100sqm whilst there are two type of three bedrooms sized at 136sqm and 139sqm. A four bedroom type at a semigross area of 168sqm is also available. The Eminence itself is targeted at an upper middle to upper class. It has a more simplified design and without any private lifts. The Eminence alleged take up is over 90 % for both towers.

The South & North Tower is targeted for a higher class ranging from middle upper to upper upper class. This is shown by the price range of Rp 15.1 million/ sq m to Rp 17.3 million/ sq m and has the feature of private lifts for all their units and there are only three bedrooms and four bedrooms type that are available for these towers. The three bedrooms are sized at 163sqm, 166sqm, 177sqm and 185sqm whereas the four bedrooms type is at a size of 269sqm.

The Service charge for both projects is US$ 2/sq m / month rated @ Rp 6,500 per dollar for the first year.

Their key design for the private lift towers is that the condominiums would have two kitchens, a clean kitchen area for the tenant and a standard kitchen area for the servant.

Another key feature for this project is that master concept wise they adopt an 80% landscape and 20% building area rule which makes it an exclusive residential area and has a luxurious feel to the complex.
